Rosewood Residences Naples will have fewer than 50 units at 1601 Gulf Shore Blvd. N. and be jointly developed by Naples-based real estate developer The Ronto Group and Connecticut-based real estate investment firm Wheelock Street Investment. The team also recently partnered with Rosewood for a similar redevelopment project, Rosewood Residences Lido Key, a larger standalone residential property under development in Sarasota. Rosewood Hotels & Resorts manages 29 luxury hotels, resorts and residences in 17 countries.

Last November, the development team set in motion the Naples residential project by buying out the owners of a longtime low-rise condominium cooperative on that waterfront property. Mansion House, which Collier County property records show sold last fall for more than $167 million, is planned for demolition this summer. Although its initial demolition permit filed in March was denied by the city of Naples, BCBE Construction of East Naples expects to be able to be permitted to start demolition in June.
Coming down will be the Mansion House, a cooperative that features eight two-story buildings built in 1963. Each of the 32 two-bedroom units included 1,200 square feet of living space.
By contrast, the average indoor size of each unit at Rosewood Residences Naples will be 5,300 square feet and three or four bedrooms. Sales are expected to commence in late 2022 for the property. The number of high-rise towers and floors could not be provided because the project is still in the design phase, according to The Ronto Group.
In addition to views of the Gulf of Mexico from large balconies and nearly 500 feet of beachfront in the city of Naples, each unit in Rosewood Residences Naples will boast concierge amenities and a private elevator entry, the company reports. The resident club-like atmosphere will feature a fitness center, spa and sauna facilities, an interactive game room, lounge and sports bar. Outdoor amenities will include two pools with food and beverage options, poolside cabanas and a heated spa.
